Singapore gives large en bloc projects up to 7 years under ABSD rewrite
Why it matters: The change applies to land bought from July 29, 2026, and mega projects must still sell 50% of units by year six.
Singapore will give housing developers more time to complete and sell homes from large en bloc redevelopments under revised Additional Buyer’s Stamp Duty rules aimed at lifting housing supply. For residential land acquired from July 29, large sites yielding 700 to 1,399 units will get six years to complete and sell, up from 5.5 years. Mega sites with at least 1,400 units will get seven years. Developers of mega sites must still sell at least half the units within six years or lose the 35% remittable ABSD component with interest. The 2.5-year deadline to start development stays in place, and projects must yield at least 1.5 times the original unit count to qualify.
