Government eases rusun mortgages to absorb Jakarta housing stock
The new policy extends rusun financing tenors to 40 years, with 6 percent interest and a Jabodetabek benchmark of Rp13 million-Rp14.5 million per square meter.
The government is preparing financing relief to speed absorption of already built housing stock in Jakarta, with a focus on affordable, transit-linked apartment blocks. The policy was discussed at the Realestat Indonesia DKI Jakarta 2026 regional meeting amid limited land and strong demand for housing in the capital.
Kreshnariza Harahap, director of settlement area management systems and strategy at the Ministry of PKP, said the housing challenge is not only building new units, but also connecting available homes with people who need them. Under Ministry of PKP Decree No. 1721/KPTS/M/2026 dated Aug. 6, 2026, the government is opening tenors of up to 40 years, 6 percent interest or stepped rates, and converting SBUM into a subsidy for FLPP processing costs for public rusun. In Jabodetabek, sale prices are set at Rp13 million-Rp14.5 million per square meter for units measuring 21-45 square meters.
